Relocation

The first question Jo Ann gets when talking with folks that are relocating or thinking about relocating to the Charlotte area is about schools.  They want to know where the best schools are.  She focuses on areas that have excellent public schools as even if you don’t have children in schools the quality of your neighborhood schools will affect the value of your home. Other important questions are about Crime and Property Taxes.

Below are links to help you decide what areas are best for you.

Schools

NC School Report Cards Schools are listed by county.  Mecklenburg County schools are listed under Charlotte Mecklenburg.

SC School Report Cards – In addition to the schools scores there is contact information and address of each school. Fort Mill (includes Tega Cay) schools are under York 4 and Indian Land schools are under Lancaster 1.

Property Taxes

In North Carolina property taxes are tax rate x $100 of appraised tax value.  Tax rates are reviewed by the various counties and cities annually and announced around September for the current year. Click on the name of the County to see their current rates - Mecklenburg and Union. If you have questions about other nearby counties give me a call and I will get that information for you.

In South Carolina property taxes are determined by multiplying the fair market value by the assessment ratio by the millage rate. Click on the name of the County to get the current millage rate schedule for York County and Lancaster County.

If you own a home in South Carolina, you want to be sure to obtain the 4% assessment rate if you live in the home as your legal residence. Otherwise, your tax rate will be 6%. To obtain the lower rate, you will need to complete an application with the county assessor. This should be done as soon as you move into your house, but may be filed any time before January 15, when taxes are due. Once you file this application, you will not need to complete another one, unless ownership changes or use of the property changes.

Crime Information

Mecklenburg and Union Counties offer crime mapping to get some basic info on crime in your area. If you have any real concerns it is best to call the appropriate police department to guarantee accuracy of the information.
